Cela est principalement d\u00fb \u00e0 une forte baisse du r\u00e9sultat total en raison de revenus du capital plus faibles et d\u2019augmentations de capital nettement inf\u00e9rieures. <\/li>\n\n\n\n<li>Selon les rapports annuels, la somme de la fortune nette des produits d\u2019investissement ax\u00e9s sur l\u2019immobilier en Suisse s\u2019\u00e9levait \u00e0 CHF 165 milliards en 2023. L\u2019univers se compose de plus de 140 produits d\u2019investissement.<\/li>\n\n\n\n<li>Les 20 plus grands produits d\u2019investissement repr\u00e9sentent plus de la moiti\u00e9 de la fortune nette.<\/li>\n\n\n\n<li>Une croissance accrue se dessine pour 2024, notamment gr\u00e2ce aux augmentations de capital d\u00e9j\u00e0 conclues.<\/li>\n<\/ul>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Fortune nette de plus de 165 milliards de CHF<\/h2>\n\n\n\n<p>Malgr\u00e9 des co\u00fbts de financement accrus et des taux de biens immobiliers \u00e9lev\u00e9s, l\u2019univers des placements immobiliers indirects en Suisse a continu\u00e9 de cro\u00eetre en 2023. Le graphique suivant visualise la r\u00e9partition de la valeur nette par produit d\u2019investissement et forme juridique pour les rapports annuels de 2023<sup><a href=\"#footnote1\">1<\/a><\/sup>, repr\u00e9sentant ainsi les fonds propres des fondations de placement, des fonds immobiliers et des soci\u00e9t\u00e9s immobili\u00e8res cot\u00e9es. La fortune nette de 144 produits d\u2019investissement dans l\u2019univers des placements immobiliers indirects ax\u00e9s sur la Suisse a atteint plus de CHF 165 milliards en 2023, soit une croissance de CHF 5,1 milliards par rapport aux chiffres de 2022. Le march\u00e9 reste domin\u00e9 par le volume d\u2019un petit nombre de produits. Les 10 plus grands produits de placement (5 groupes de placement, 3 fonds, 2 soci\u00e9t\u00e9s immobili\u00e8res) ont une fortune nette de CHF 58,5 milliards, repr\u00e9sentant plus de 35 % de la valeur totale. Les 20 premiers repr\u00e9sentent plus de 51 % de la fortune nette du march\u00e9. Cela explique l\u2019\u00e9cart entre la valeur moyenne et la valeur m\u00e9diane de la fortune nette, qui sont respectivement de CHF 1,15 milliard et CHF 0,7 milliard.  <\/p>\n\n\n\n<p>45 % de la fortune nette sont attribu\u00e9s aux fondations de placement, 40 % aux fonds immobiliers et 14,8 % aux soci\u00e9t\u00e9s immobili\u00e8res cot\u00e9es. Une analyse d\u00e9taill\u00e9e de la variation de la fortune nette des fondations de placement et des fonds immobiliers r\u00e9v\u00e8le que la principale cause de ce d\u00e9clin est une forte r\u00e9duction du r\u00e9sultat total et des \u00e9missions de droits. <\/p>\n\n\n\n<p>Le r\u00e9sultat global est pass\u00e9 de 6,5 milliards \u00e0 3,1 milliards, soit une r\u00e9duction de 52 %. Parall\u00e8lement, les d\u00e9penses pour les revendications ont diminu\u00e9 de 9,8 milliards \u00e0 5,7 milliards, ce qui repr\u00e9sente une baisse de 41 %. Les rachats de droits se sont \u00e9lev\u00e9s \u00e0 1,3 milliard, soit 0,2 milliard de plus qu\u2019en 2022. Pour 2024, plus de CHF 1,4 milliard ont d\u00e9j\u00e0 \u00e9t\u00e9 lev\u00e9s gr\u00e2ce \u00e0 des augmentations de capital. Les fonds immobiliers, en particulier, connaissent un regain d\u2019activit\u00e9 et de succ\u00e8s dans la collecte de fonds en raison des agios.
