L\u2019univers se compose de plus de 140 produits de placement.<\/li>\n\n\n\n<li>Les 20 plus grands produits de placement repr\u00e9sentent pr\u00e8s de la moiti\u00e9 de la fortune nette.<\/li>\n\n\n\n<li>Par rapport \u00e0 2021, la croissance a \u00e9t\u00e9 de 14,4 milliards de CHF, soit +9,8%, pr\u00e8s de la moiti\u00e9 de l\u2019augmentation ayant \u00e9t\u00e9 r\u00e9alis\u00e9e par des groupes de placement de fondations de placement.<\/li>\n<\/ul>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading\">Fortune nette de plus de 160 milliards de CHF<\/h2>\n\n\n\n<p>L\u2019univers des placements immobiliers indirects suisses est en constante augmentation. Le graphique suivant visualise la r\u00e9partition de la fortune nette par produit de placement et forme juridique pour les rapports annuels 2022<sup><a href=\"#footnotes1\">1<\/a><\/sup> et repr\u00e9sente ainsi le capital propre des groupes de placement des fondations de placement, des fonds immobiliers et des soci\u00e9t\u00e9s immobili\u00e8res cot\u00e9es. La fortune nette de 141 produits de placement dans l\u2019univers des placements immobiliers indirects ax\u00e9s sur la Suisse a atteint plus de 160 milliards de CHF en 2022, avec une croissance de 14,4 milliards par rapport aux valeurs de 2021. Le march\u00e9 reste domin\u00e9 par le volume d\u2019un petit nombre de produits. Les 10 plus grands produits de placement (6 groupes de placement, 2 fonds, 2 soci\u00e9t\u00e9s immobili\u00e8res) ont une fortune nette de CHF 55 milliards, ce qui repr\u00e9sente plus de 34% de la valeur totale. Les 20 premiers repr\u00e9sentent pr\u00e8s de 50% de la fortune nette du march\u00e9. Le march\u00e9 s\u2019est retourn\u00e9 en 2022 et le volume des augmentations de capital a nettement diminu\u00e9 par rapport \u00e0 l\u2019ann\u00e9e pr\u00e9c\u00e9dente, en particulier pour les fonds immobiliers. Les fondations de placement affichent la plus forte croissance avec + 7,1 milliards de CHF de fortune nette. La fortune nette des fonds immobiliers a augment\u00e9 au total de + CHF 6 milliards.   <\/p>\n\n\n\n<p>Le graphique suivant montre les produits de placement qui ont connu la plus forte croissance. Outre les fonds individuels avec des augmentations de capital, il s\u2019agit en premier lieu de groupes de placement qui ont \u00e9mis de nouvelles parts. Quatre produits ont subi de l\u00e9g\u00e8res pertes en capital. Seul un groupe de placement a connu des rachats importants (120 millions), ce qui a r\u00e9duit le volume des actifs nets malgr\u00e9 la th\u00e9saurisation des revenus et les gains en capital non r\u00e9alis\u00e9s.  <\/p>\n\n\n\n<p>La croissance de la fortune nette peut \u00eatre d\u00e9clench\u00e9e par des gains en capital non r\u00e9alis\u00e9s (revalorisation des objets), par des revenus r\u00e9alis\u00e9s non distribu\u00e9s et th\u00e9sauris\u00e9s, ou par des augmentations de capital. En 2022, les fonds et les fondations de placement ont enregistr\u00e9 des gains en capital non r\u00e9alis\u00e9s de 2,3 milliards de CHF. Des revenus d\u2019environ 1,1 milliard de CHF ont \u00e9t\u00e9 th\u00e9sauris\u00e9s dans des groupes de placement et 9,2 milliards de CHF ont \u00e9t\u00e9 nouvellement acquis.<sup><a href=\"#footnotes2\">2<\/a><\/sup>  <\/p>\n\n\n\n<p>En r\u00e9sum\u00e9, 2022 a \u00e9t\u00e9 une ann\u00e9e r\u00e9ussie pour les gestionnaires d\u2019actifs, malgr\u00e9 le ralentissement de l\u2019int\u00e9r\u00eat pour les placements immobiliers indirects dans le cadre du retournement des taux d\u2019int\u00e9r\u00eat. L\u2019univers a continu\u00e9 de cro\u00eetre, tant en termes de total que de nombre de produits de placement.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Notes de bas de page<\/h3>\n\n\n\n<ul class=\"wp-block-list footnotes\">\n<li id=\"footnotes1\"><sup>1<\/sup> Les rapports annuels contiennent diff\u00e9rentes dates de cl\u00f4ture du bilan.
